Watching your children grow to the point where they are going out on their own creates some interesting emotions. There is the nervous feeling of seeing them head out on their own and a certain sadness that follows. There is then a realization that you have your entire house to yourself!

- Plan ahead - This will involve deciding how much room you need in a new, smaller home. That will lead to some decisions about what possessions to keep, including furniture and personal items. This is a good time to go through those boxes and bins in the attic or basement to decide what is really important to keep. Among the items to keep are years of financial records to verify your taxes.
- Selecting a realtor - You’ll want a realtor who shares your beliefs. You can only find this out by interviewing a few. Ask friends and associates, but also don’ be afraid to contact a few on your own to interview. It is perfectly proper to ask for references. Talk to them about their experience and what they think are their best assets. Ask if they tend to work solo or as part of a team. You’ll also want to know how they anticipate marketing your home and what fees they charge. Let them know upfront that you want to be kept updated regularly on any sale progress.
- Risks of an open house - An open house can give your property good exposure but it can also expose you to legal risks. Strangers will walk through your home, and just like guests, you have responsibility for their safety. Verify that your house is safe for these “guests”, by making sure rugs and carpeting are secured, steps are cleared, and passageways are well lit.
